At the end of a lease in Oman, the landlord or their agent inspects the flat before returning the deposit, comparing its condition with the day you moved in. Good cleaning doesn’t fix damage, but it removes the most common reasons for disputes: grease, limescale and dust inside cupboards.
A week before handover
- Look back at your move-in photos if you have them, and at your tenancy contract’s terms on the condition of the home at handover.
- Fix small faults or have them repaired, since cleaning comes after maintenance, not before.
- Book the clean right after the furniture leaves, ideally the day before the inspection.
The checklist, room by room
- Kitchen: inside the oven, the fridge switched off and dried, the hood filter, inside cupboards and drawers, tiles and grout.
- Bathrooms: limescale on taps, showers and glass, the grout between tiles, and the extractor fan.
- Bedrooms: inside built-in wardrobes, doors and handles, and wipeable walls.
- Windows and glass doors: glass, frames and tracks.
- Air conditioning: the vents from outside, and ask maintenance to clean the filters.
- Balcony and storeroom: sand, dust and anything left behind.
- Floors: last, once everything is out.

On handover day
- Photograph every room after cleaning: the photos are your record if there is any disagreement.
- Return all keys, access cards and remote controls.
- Note the meter readings and close your utility accounts as the landlord and building management instruct.
Whether the deposit is returned is the landlord’s decision under your tenancy contract and the condition of the home; this checklist is a guide to help you hand the flat back in the best condition.
